You may have heard down the pipeline of a new law being introduced by the Welsh Government, named Rent Smart Wales.
In a jist, if you own a property that isn’t occupied by yourself in return for rent, or if you manage a property that isn’t occupied by the owner and you liaise with the tenant and receive the rent on their behalf, this applies to you.
Before you all rush to figure out how you can register or apply for a license, you can’t just yet! The scheme is only just coming into play, so the scheme isn’t open at the moment but we’ve been made aware that the Welsh Government’s intention is to launch it before 2015 comes to an end.
Penalties, including fines and enforcement action will be taken against Landlord’s who are not registered with a license by autumn 2016, meaning you have a year to comply without any pressure of fear of repercussion.
Rent Smart Wales have made sure they’ve written a handy FAQ for Landlords and Agents alike, so we highly recommend you take a read of this so you can get to grips with the new scheme (click here).
Alternatively, you can access a wide range of information from the Welsh Government website on the renting a home privately pages. To subscribe to updates on details of the Act as they become available go to www.rentsmart.gov.wales.
