From the statistics released from Rightmove last January, the festive period is the best time to pop your house onto the market. The report revealed that 14 million page views were recorded by the portal on Christmas Day! With over 10,000 people taking time out from the celebrations to send emails to agents with enquiries flying in left right and centre… all on properties listed for Sale.
Boxing Day, it got even busier, with the page views shooting up to 25 million, and this peaked again on New Year’s Day with a staggering 38 million page views.
So while the Lettings side of the market may be slow during the winter approach, the Sales market flies off of the chart as couples look set to meet their New Year’s resolutions! However, generally speaking, the enquiries made during this time of the year are primarily from serious buyers who are looking for that perfect new home, with genuine reasons to move; such as a new job, or that well-earned promotion!
People generally have the time to sit down and really look at the property market during the festive break, meaning putting your property on the market before this will give your property a head start on everyone else’s. Your property will get maximum exposure from all the increased activity and a mass of interest will come swarming in.
However, recent research conducted by Wales Online as part of their buyer baromter, showed that buyers are attracted to properties with well-kept gardens (48%), cleanliness (43%) and fresh internal paintwork and décor (43%). So your property may need a little touching up to make it entirely eye catching during the market peak. For some tips and tricks on how to do this, check out our “Sellers top tips”
