Following the increase in events held in Cardiff, along with the amount of construction in the area - its now given the capital city and its surroundings areas higher occupancy levels and further demand for hotel space. The hotel industry is currently lacking over 2000 beds in South Wales and this number is predicted to raise over the next 5 years. Being very close to Cardiff Airport and the increase in traffic going through the airport this is also having a significant positive effect on the occupancy rates as well.

Information about Fees

These fees are our standard fees from February 2018. Unless stated otherwise (whether via email, letter, property advertisement, publication etc…) in writing, these fees may apply to you and will be outlined clearly in your contract.

Setup fee includes:
  • Referencing, credit checks, marketing the property on portals, accompanied viewings, board erection outside of property (where applicable), agree market rental amount, negotiation with tenants, set up of standing order mandates & notification to utility suppliers of new tenant moving in.


Tenants – Moving In
  • 30% of the rent plus VAT for setup fee
  • £50 plus VAT per tenant for additional tenants – if an additional tenant is being added to the agreement mid fixed term / once the move in process is underway.
  • £80 + VAT inventory charge
  • £30 + VAT charge for second guarantor checks – first guarantor check is free
  • £200 higher deposit if pet is agreed
  • Standard deposit, Equivalent to 1 months rent


Tenants – Mid Tenancy
  • £50 + VAT amendment fee – addition of another tenant / new terms to be added to agreement / pet to be added to agreement
  • £70+ VAT renewal fee
  • £30 + VAT out of hours services – only charged where the actions of the tenants results in the agent or the contractor having to attend due to them e.g. lock out charge. (hourly rate charge).
  • Late Rent - £30 + VAT initial charge and per letter sent charge.
  • Daily Late Rent Charge – 2% + VAT of the amount outstanding on a daily basis.

Tenants – End of Tenancy
  • £30 + VAT final inspection fee – this is only charged if the original final inspection is cancelled, re-arranged due to the tenants not being able to attend or if they have not provided the required information
